Synthesis Design is a full service design firm that offers interior design services including: consultation, conceptual development, preliminary design, design development, contract documents and specifications, rendering, specification packages, tile extent drawings, millwork and lighting design.

Whether a single room renovation or a completely new home addition, we help clients bring their vision to reality. We focus on either respecting the existing architecture or completely transforming the style. This process is similar to building a custom house and includes: consultation, project inception, preliminary design, design development, construction documents, tender and contract administration.

SHAPING AND SITING

Knowing the potential of your property is the first step of any residential project. We offer Shaping and Siting Analysis options that identify the potential, procedure, and time frames required. This includes analysis of property zoning, a comprehensive breakdown of the bylaw requirements, as well as recommendations for moving forward.

HERITAGE PRESERVATION

Historic homes that have shaped our communities are being torn down in favour of new develop ents. Through the Heritage Preservation Act, we work with local governments and the community to preserve these homes. Synthesis Design has completed many successful heritage home preservations in all three North Shore municipalities.

REZONING / SUBDIVISION / DEVELOPMENT PERMIT/ DEVELOPMENT VARIANCE PERMIT

With the ever changing growth of our community, the Official Community Plan often identifies a potential change in use in targeted areas. Synthesis Design works with municipal planners and select consultants required to successfully navigate the entire process, from shaping and siting, through various design panels, council presentations, and permitting.

STREAMSIDE HOMES

Many properties on the North Shore are interwoven amongst streams that flow in and around residential areas. We work directly with the environmental officers that govern the Streamside Protection Act and environmental consultants. Synthesis Design has successfully navigated several environmentally sensitive properties and are fully adept at working through the process to provide positive results for clients as well as a net gain for the municipality.
